650 W Wayman St Unit 705C is a West Loop home for sale that rarely trades: a Chicago penthouse for sale with a 25 foot terrace and skyline views. Welcome to a West Loop property tour Chicago buyers have been asking us for, two blocks from Fulton Market Chicago. Unit 705C at The Trio is a seventh floor penthouse with south and west exposures, floor to ceiling glass, and a terrace running the full length of the home. The owner bought it new in 2007 and never left. That tells you more than a listing sheet will. $425,000 (September 2026, per MLS) | 2 bed, 2 bath, 953 sq ft | Assessments approx $550/mo incl. parking | Taxes approx $7,300/yr WHAT MAKES THIS BUILDING DIFFERENT IN WEST LOOP CHICAGO? The Trio was built by RDM Development in 2007 and designed by Hartshorne Plunkard Architecture, whose principal Jim Plunkard called it a small Millennium Park for the Fulton River District. The plan: 209 homes across two seven story mid-rises and a 22 story tower. The tower later became apartments, which is the quiet advantage here. Only 106 condo owners share a full amenity package with a much larger rental building, which is much of why assessments stay low. One detail you will not find on a listing sheet: crews building here in 2007 turned up remnants believed to date to the Chicago Fire, since donated to the Chicago History Museum. WHAT DOES 953 SQUARE FEET FEEL LIKE UP HERE? Longer than it is wide, which gives you options. Living room where it sits now, or flip it and let the skyline be the view from the sofa. The kitchen is compact and honest about it: European style uppers, deep bottom drawers, and a copper tone backsplash that reads more current in 2026 than it did in 2007. Cooktop 2022, microwave 2026, washer and dryer 2025. Mechanicals sit in a soffit, so they never eat closet space. The second bedroom takes a queen, though most people will use it as an office. The primary takes a king with walking room on both sides, two closets, and an ensuite bath. Then the terrace, the reason to buy this unit. A Chicago city lot is 25 feet wide, and this terrace runs just over 25 feet, so your outdoor space is as long as a lot is wide. Frosted glass keeps the courtyard side private, and on the top floor nobody looks down at you. WHERE TO LIVE IN CHICAGO IF YOU WANT TO WALK You want to live in the Fulton Market District if you want to walk everywhere. Wayman is a one block street most people have never heard of, tucked into West Loop Gate/ Fulton Market. The flagship Jewel-Osco sits behind the building, so groceries are a walk and not a trip. Green and Pink line trains are minutes away, and Ogilvie and Union Station make a suburban commute workable. Fulton Market Chicago restaurants start two blocks west, the real reason people move here, and the reason their kitchens stay clean. Jefferson Tap is the neighborhood holdout if you want somewhere unpretentious. If you are finding a home in Chicago from out of state, this is the part photos cannot carry. Work out how to choose your neighborhood Chicago style first, then shop units, because here the block matters more than the finishes. IS THIS A CHICAGO AFFORDABLE HOME TOUR OR A PENTHOUSE TOUR? Both, and that is the interesting part. A Chicago penthouse for sale usually opens at seven figures. This one is a top floor corner home with a terrace, priced like a two bedroom condo. If you have been watching our Chicago walkthrough home tour videos for the version of this neighborhood you can buy into, this is it. Call it a west loop affordable home tour with an asterisk, because affordable in West Loop is a relative sport.
